Site Planning

Before a design exists, someone has to answer what the land will actually allow. Site planning turns zoning text, topography, and easements into a clear picture of how many units fit, where they sit, and what the site will cost to develop.

Questions

Answered honestly

If your question is not here, ask us directly. We would rather have the awkward conversation early than the expensive one later.

I own a large lot. How do I know what I can build? +

That is exactly what a site plan answers. Our complimentary evaluation gives you a first read, and a formal yield study takes it to the level of detail a lender or partner would want.

Can you tell me if my lot qualifies for a split? +

Yes. SB-9 eligibility depends on zoning, lot size, existing structures, and prior split history. We check all four.

How long does a site plan take? +

Typically 2–4 weeks for a full yield and constraints study, depending on how much survey and title information already exists.
