Whole Home Remodels & Investor Flips

Whole-home remodels and investor renovations are the same craft aimed at different targets. A homeowner is building something to live in for twenty years; an investor is building to a comp and a closing date. We do both, and we are candid about which decisions serve which goal.

How We Work

Why clients choose us

Remodeled living space — reworked plan, period detailing kept
01

Scope built to the goal

For homeowners we build for longevity. For investors we build to the ARV — no over-improvement, no money left in the walls.

02

Old houses, honestly assessed

Knob-and-tube, failing cast iron, unpermitted additions, and foundation issues get found during pre-construction, not after demo.

03

Living through it, or not

We phase occupied remodels to keep a working kitchen and bath as long as possible — or move fast on vacant properties.

Scope

What you get

  • Pre-construction assessment
  • Demolition & structural
  • Systems replacement
  • Kitchen & bath construction
  • Interior & exterior finish
  • Final punch & turnover
Questions

Answered honestly

If your question is not here, ask us directly. We would rather have the awkward conversation early than the expensive one later.

What does a whole home remodel cost? +

Full-gut remodels in San Diego commonly run $195–$500+ per square foot depending on scope and finish. Investor-grade cosmetic renovations run considerably less.

Can I live in the house during construction? +

Sometimes, depending on scope. Full-gut projects generally require moving out. We are direct about which situation you are in before you sign.

Do you work with investors on repeat projects? +

Yes. Investor clients get scope-to-comp budgeting, aggressive scheduling, and a staging-ready turnover before MLS photos.
