Owner Representation
Running a construction project is a full-time job that most property owners already have one of. As owner’s representative we sit on your side of the table — managing the design team, reviewing the contractor’s work and invoices, and telling you what you actually need to know.
Why clients choose us

On your side of the table
When we act as owner’s rep, our obligation is to you. We review bids and pay applications with your interest, not the contractor’s.
We speak the language
Because we build, we know what a schedule slip actually means and when a change order is legitimate.
Reporting you can act on
Regular reporting on budget, schedule, and risk — written for an owner, not for a project manager.
What you get
- ✓ Team selection & contracting
- ✓ Design review & value engineering
- ✓ Bid leveling & award
- ✓ Construction oversight
- ✓ Pay application review
- ✓ Closeout & warranty administration
Answered honestly
If your question is not here, ask us directly. We would rather have the awkward conversation early than the expensive one later.
How is this different from hiring you as the contractor? +
As owner’s rep we do not build the project — we manage whoever does, on your behalf. It avoids the conflict of a contractor grading their own work.
When does owner representation make sense? +
Larger or more complex projects, out-of-town owners, and situations where an owner lacks the time or construction background to manage a team directly.
How are owner’s rep fees structured? +
Typically a fixed monthly fee or a percentage of project cost, depending on duration and scope. We scope it precisely before starting.
