Two 12-unit buildings bringing 24 new homes to a single central San Diego block.
The project.
Treat Street is a tandem development of two twelve-unit buildings on one block. The massing, shared courtyard, and unit mix were studied carefully to maximize what the zoning allows while producing buildings that belong on the street rather than looming over it.

Two buildings on one block invite a result that reads as an institutional block wall. The zoning supported the density; the design problem was producing that density without overwhelming a street of smaller-scale neighbors.
The buildings were broken into articulated masses with a shared courtyard between them, giving the street a rhythm rather than a single continuous facade. Unit mix was tuned to what the neighborhood actually rents, and the courtyard does real work as shared outdoor space instead of serving as leftover setback.
