A full residential renovation delivered on an investor timeline, scoped precisely to the neighborhood comps.
The project.
This was an investor project, which is a different discipline from a homeowner remodel. Every line item was measured against what the finished home would appraise for — enough quality to hit the comp, no money spent on improvements the market would not return. We delivered it on an accelerated schedule and turned it over staging-ready before listing photos.

Investor renovations live or die on two numbers: total cost and days to market. The scope had to deliver a finish level competitive with the comps without over-improving, and it had to move fast enough that carrying costs did not erode the margin.
We built the scope backward from the target resale value, spending where buyers look — kitchen, baths, flooring, curb appeal — and holding the line elsewhere. Materials were pre-ordered before demolition so no trade ever waited on a delivery, and the schedule was sequenced to keep crews continuously on site.
